  • In early 2022, JMYJR Holdings and partners put 60 acres under contract off of New Sulphur Springs Road. 

  • Yantis came up with a strategy to utilize the unique manufactured housing zoning of the property. 

  • The project came with challenges regarding platting and the presence of oil wells. Yantis coordinated with Pape-Dawson Engineers and the Railroad Commission to clear up all issues. 

  • The partnership was able to close on the property in less than six months and immediately sold it to Capitol Realty Group out of Austin, TX that is managed by Ed and Nash Horne.

  • Yantis Land was retained by Capitol Realty to manage the engineering and development of the project which will include 321 manufactured home units that are gated, a sizeable amenity center, and a sales office. 


  • In 2020, Yantis purchased Bella Rosa from Mr. Ed Horne and Mr. CA Elder.  Yantis quickly developed the 41 single family lot project and sold finished lots to national homebuilder, Century Communities.

  • Due to the design of the original project, Yantis was able to acquire the neighboring tract and rezone it from SF-2 to SF-6 which allowed Yantis to add another 19 lots to the Bella Rosa community which were also purchased by Century Communities.

  • Bella Rosa is located in Cibolo, TX near Green Valley Road.  Cibolo is a fast growing community located on the I-35 corridor between San Antonio and Austin.

  • In early 2023, Yantis put 50 acres under contract off Highway 90 just past Highway 211.

  • Yantis worked with Pape-Dawson to finalize entitlements for 258 single family lots.

  • Yantis negotiated and sold paper lots to M/I Homes who plans to start development in early 2024.


  • In 2022, Yantis closed on two tracts adjacent to Bella Rosa which became a 57 lot community called Cibolo Valley Heights. 

  • Yantis managed all of the entitlement work and managed KCI Engineers to produce 100% construction plans.  The properties came with challenges such as an existing gas main that had to be removed.  There were also right of way issues with the main entry road that Yantis worked with the City of Cibolo to resolve. 

  • The new community will be next door to a new charter school that opened for the 2022-23 school year.

  • Yantis recognized the growth of the east side of San Antonio and uncovered 92 acres off Highway 87 inside Loop 1604 that was already designed for 110 half acre lots.

  • Yantis worked very quickly to bring in Pape-Dawson Engineers alongside Rakowitz Engineers to get the project ready for construction.

  • Empire Communities was introduced to Yantis and they quickly became part of the project.  Yantis acquired the land and then sold paper lots to Empire.

  • Empire retained Yantis Land to manage the development of the project.  Yantis was responsible for all facets of development including contractor management and the entry monumentation.  Yantis completed the project under the $7.1 million dollar budget was set.

  • Yantis managed the sale of 55 lots to M/I Homes


  • In early 2022, Yantis closed on the Zizelman tract which is located off Beck Road near Annabelle Ranch and Everly Estates.

  • Yantis managed a team that included Vickery Engineers to entitle the property and produce construction plans for 30 half acre lots.

  • Civil construction started in April 2023 and was completed in October 2023.  Yantis managed the contractor Flowtx and several other subcontractors to complete the project within schedule and under budget.  

  • Bellaire Homes will be the builder who will continue selling their successful product from Annabelle Ranch.



  • Empire Rental Group and Yantis Land teamed up to create a rental subdivision in New Braunfels called Rosewood.

  • Yantis found the land for Rosewood which Empire closed on in late 2021.  Yantis Land was retained to manage the development.

  • Empire and Yantis have continued to work together to find other possible candidates for development in the San Antonio metropolitan area.


  • Yantis Land provided project management services for Unit 2 of the Arbors @ Fair Oaks subdivision.  Yantis represented SF Fair Oaks Development, LLC which was a partnership that included Mr. Ed Horne and Mr. C.A. Elder.

  • Yantis managed the development team and was responsible for contractor bids and made the selection of the contractor as well as specialty contractors for specific scopes. 

  • Despite an unprecedented winter storm and significant rain during the year, Yantis was able to have the subdivision paved per the original schedule and under budget. 



  • Yantis was a 50% partner with a group that purchased real estate off Abbott Road on the far east side of San Antonio.

  • Lennar Homes purchased paper lots from the group and it will add 95 lots to the Lennar community named Spring Grove.


  • In October 2023, Yantis closed on the Burgett tract.

  • Yantis plans to develop 21 half acre lots.  Preserve will connect to Estates at Annabelle Ranch.

  • M/I Homes is the builder.  M/I was one of the original builders in Annabelle Ranch and also took a position in Everly Estates. 



  • Yantis was involved in the purchase of land located at the corner off old Bulverde Road and Jones Maltsberger.  The property was zoned for multifamily.

  • Yantis managed entitlements for the tract.  Mike was ultimately able to sell most of the property to Great Hearts Charter School.  The hard corner was eventually turned into a neighborhood strip center. 


  • Yantis was involved in the purchase of the 33,000 sf Class A office in 2007.

  • Yantis managed the finish-out of the building which was almost 20,000 sf of space for Yantis Company. 

  • During the recession, Yantis was able to negotiate leasing the remainder of the John Yantis Center to Frost Bank.

  • Yantis in 2012 negotiated and sold the John Yantis Center to the Blauner Group for over $6.5 million dollars.

  • Yantis managed team that built the pad and surrounding infrastructure for the 1 million square foot Dollar General Distribution Center.  The contract was valued at $12.5 million dollars and was delivered on time


  • Mike Yantis negotiated over $80 million dollars in development construction and managed hundreds of workers during a 15 year period.



  • Mike Yantis negotiated a land banking arrangement where Yantis purchased a large tract of land and held it originally for Centex and later Pulte Group.

  • As part of the deal, Yantis provided construction for over 550 lots that were later built at the renamed property called Silver Canyon.

  • Silver Canyon is one of the most profitable communities for Pulte in recent years.


  • Mike Yantis was engaged by the property owner to perform entitlements for the 150 acre tract.

  • Yantis negotiated joint cost agreement with multiple builders and developers to provide water and fund the construction of a water tower.  

  • Yantis worked with several builders to put an offer together for the property owner.

  • Property was ultimately sold to Vulcan Materials where it is now home to an asphalt plant.
